Philosophy
A home can be several things at once: somewhere to live, the largest single item of family capital, an investment, and eventually part of a legacy.
Those roles do not always point in the same direction. A property that suits a family today may not suit the same family in fifteen years, and a property that performs well on paper may be difficult to hold, difficult to divide, or difficult to sell when it matters.
Our work is to make those tensions explicit before a decision is made, rather than after.

Property. Money. Life.
A different way to think about the decisions that shape your future.
Our introductory guide to thinking about property as part of the bigger picture — your life, your capital and the choices ahead.
Strategy before property.
Where to begin
Four common starting points. Most conversations begin with one of them and quickly touch the others.
A home to live in, or an investment property to hold. We begin with the objective, not the listing.
Continue
Landed or non-landed. Tenure has economic value — the question is what you are paying for it.
Continue
Rightsizing, transitioning, or simply reconsidering whether the current home still fits.
Continue
Property held across decades, and eventually passed on. Duration changes the question.

Just looking to buy, sell or rent? We can help with that too.

Framework
Price, location, tenure and yield are well covered. LPRS adds one more question to a purchase decision: how well will this home continue to work as our lives change?
What are you receiving in exchange for the space you surrender?

Property Wealth Advisor
Nicholas advises private clients on Singapore residential property, with a focus on freehold landed and non-landed homes, investment property search and long-horizon ownership. He leads every engagement personally.
He spent his first career in the semiconductor industry — Texas Instruments, then STATS ChipPAC — moving into technical programme management, and holds an MBA from the University of Leicester. He entered the property business full-time in 2016.
Nicholas became the property advisor he wished his own family had had.
Partner — Research & Investment Strategy
Liz is a CFA charterholder and Associate Wealth Planner whose career spanned institutional asset management and private banking, analysing investments and managing and advising portfolios for institutional and private clients. She qualified as a real-estate salesperson in 2021.
Her role at StraxPropSG is analytical: questioning assumptions, examining evidence, considering opportunity cost and downside, and separating a compelling story from a compelling investment case.
StraxPropSG does not provide regulated financial advice, and Liz’s involvement is research-focused rather than advisory.

Selected property stories
Decision studies rather than achievements. In each case the useful work happened before any property was shortlisted.
Case 01
Lifestyle & optionality
A young family was drawn to cluster housing. The question was whether they wanted to own that property, or to live that way at this stage of life.

Case 02
Property & legacy
An older homeowner wanted to live closer to his son and grandchildren — but not in the same home. The question was what his property should now do for the family.

Case 03
Long-term investment
A residential property intended to be held for decades. Freehold was a preference — but freehold alone was never the investment thesis.

General enquiries
Not every property question needs a framework. Plenty of good decisions start with a straightforward brief: sell this, find that, lease this out, renew that.
StraxPropSG handles ordinary buying, selling, renting and leasing work with the same care as a strategy engagement, and no strategy engagement is required to ask.
