The journey
The Journey Behind the Perspective
Before property, Nicholas spent two decades in the semiconductor industry with Texas Instruments and later STATS ChipPAC, moving into technical programme management. He holds an MBA from the University of Leicester, UK.
His own property decisions came first. His first home was a condominium in Simei. In 2000, at 34, he and his family upgraded to a landed home. The first property was sold at a substantial loss, materially setting back their CPF savings — a lesson he believes more thoughtful advice, concerned with the decision rather than the transaction, could have softened.
The family lived in that landed home for about fifteen years. As the children grew and needs shifted, they moved back to condominium living. Before advising a single client, Nicholas had experienced property as homeowner, upgrader, long-term landed owner, parent and investor.
He entered the property business full-time in 2016. Engineering had left him with a method — define the problem, understand the constraints, examine the evidence, then decide — and that sequence now sits close to how the Five Strax Cornerstones are used in practice.
Nicholas became the property advisor he wished his own family had had.

How I Think About Property
Start with the person
“A property can only be suitable when we understand what it needs to accomplish for the person or family buying it.”
Look beyond the transaction
“Buying and selling are events. The consequences of those decisions can last for decades.”
Consider the trade-offs
“Every property decision involves trade-offs — location, space, tenure, liquidity, lifestyle, opportunity cost and flexibility among them.”
Be willing to say ‘don’t transact’
“Sometimes the best property advice is to do nothing. If staying put makes more sense, that should be part of the conversation.”
