How to Read What We Publish

We would rather be clear about the limits of our writing than imply a precision it does not have. This page sets out what this website is, and what it is not.

What this website is

Everything published here — pages, articles, frameworks, charts and commentary — is general information, education and research opinion. It is written for a broad readership and cannot account for any individual's circumstances.

Where we express a view, it is a considered opinion based on the sources cited at the time of writing, not a statement of fact about the future.

Not advice

Nothing on this website constitutes financial, investment, legal, accounting or tax advice. We do not provide regulated financial advisory services, and no content here should be read as personalised advice of any kind.

Nothing here is an offer, solicitation, inducement or recommendation to buy, sell, hold, lease, finance or otherwise transact in any property or property-related product.

Verify before you act

Property and project particulars — including tenure, land and floor areas, dimensions, layouts, site and planning details, approvals, availability, pricing and fees — must be independently verified with the appropriate official, developer or agency sources before you rely on them.

Where a figure or rule matters to your decision, treat what you read here as a starting point for that verification rather than the last word.

Things change

Prices, availability, government policy and regulation, planning rules, taxes and stamp duties, financing and loan conditions, interest rates and broader market conditions all change, sometimes quickly. Content that was accurate when published may not remain so.

We do not undertake to update every page as circumstances move on. Please check the date of a piece and confirm current rules for yourself.

Third-party and public data

We rely on public statistics, official releases, academic work and other third-party sources, and we cite them so readers can check them. Despite reasonable care, such sources may contain errors or omissions, may be revised after publication, or may become outdated.

Any transcription, calculation or interpretation error in our own handling of that data is ours; if you spot one, we would rather hear about it than leave it standing.

Opinions, scenarios and forward-looking statements

Research opinions, estimates, illustrative scenarios, ranges, forecasts and other forward-looking statements involve assumptions and uncertainty. Actual outcomes may differ materially from anything illustrated here.

Illustrative arithmetic in our articles exists to show the shape of a trade-off. It is not a valuation, a projection of returns, or a prediction about any specific property.

Past performance

Past performance and historical market trends are not guarantees or reliable indicators of future performance. Long-run patterns in Singapore residential property may not repeat, and local outcomes can diverge sharply from market-wide averages.

Your own circumstances

Before making any property decision, please assess your own objectives, financial circumstances, time horizon, risk tolerance and needs, and obtain appropriate professional advice — legal, tax, financial or valuation — where required.

A conversation with us is not a substitute for that advice, and we will say so where a question properly belongs with another professional.

Reliance and liability

Content is provided in good faith and on an “as is” basis. To the extent permitted by law, StraxPropSG and its contributors accept no liability for loss or damage arising from reliance on information published on this website, or from the use of, or inability to use, this website.

This does not limit any rights you have that cannot lawfully be excluded.

Article-specific caveats

Individual research articles carry their own disclaimers, sources, methodology notes and caveats. Those continue to apply in full and should be read together with this page; where an article states a narrower limit or a specific caution, that caution governs how the article should be read.
