StraxPropSG is a Singapore property advisory platform founded on a simple belief: a property should be judged by how well it serves the person buying it — not by how strongly it is being promoted.
We examine suitability, liveability, tenure, holding capacity, future demand and exit considerations before arriving at a recommendation. The objective is not to encourage more transactions. It is to support better-considered ones.
We are selective by design. A suitable conclusion may be to proceed, reconsider the property, compare alternatives or wait.

Nicholas brings a practical, analytical approach to residential property advisory. He begins by defining what the property must accomplish for the buyer before comparing locations, property types and individual opportunities.
His work considers liveability, tenure, entry quantum, holding demands, future demand and exit options together. The aim is to help clients make decisions they can continue to understand and defend after the excitement of a launch or viewing has passed.
He holds an MBA from the University of Leicester, UK. Before property, he spent two decades in the semiconductor industry with Texas Instruments and later STATS ChipPAC, moving into technical programme management. He entered the property business full-time in 2016.
Nicholas became the property advisor he wished his own family had had.
Nicholas’s property journey
His first home was a condominium in Simei, bought as a matrimonial home. In 2000, at 34, he and his family made a much larger decision: to upgrade to a landed home. The numbers suggested they could take the step, and they did.
The process also taught them an expensive lesson. Their first property was sold at a substantial loss, materially setting back their CPF savings. Looking back, Nicholas believes better and more thoughtful advice — advice concerned with the decision rather than simply with completing a transaction — could have produced a far more efficient outcome.
The family lived in that landed home for about fifteen years. As the children grew and family needs shifted, facilities and convenience mattered more, and they eventually moved back to condominium living. Before he had ever advised a single client, Nicholas had therefore experienced property as homeowner, upgrader, long-term landed owner, parent and investor — including both the rewards and the consequences of one major decision.
That work has since included landed transactions, extended property searches and investment-property selection. One landed mandate he still returns to involved helping a client finally secure her dream home after years of searching. Friends, family and clients regularly ask him how to think through a major property decision.
An engineer’s habits
Two decades of engineering and programme management leave a method behind: define the problem before proposing solutions, understand the constraints, examine the evidence, then decide. Applied to property, that sequence is close to how the Five Strax Cornerstones are used in practice.
Away from property, Nicholas remains an investor at heart. He follows equity markets, reads widely on investment opportunities, and is an avid wine collector who runs a private wine cellar called Cellar Monster.

Liz contributes an investment-research perspective shaped by her earlier career in investment analysis, fund management and private-banking investment advisory. She holds an honours degree in Economics and the CFA and AWP (Associate Wealth Planner) designations.
At StraxPropSG, she helps develop the research frameworks used to examine property within the wider household balance sheet, including concentration, liquidity, holding capacity and alternatives.
