Penrith is 99-year leasehold. Freehold has genuine longevity benefits, and we say so in our own tenure research. But everything else is rarely equal: a lower absolute quantum in a location buyers already accept can widen the pool of people able to buy your home later.

The same weight as the positives, because a decision made on one half of the picture is not a decision.

  • It is still 99-year leasehold. Tenure matters most for very long-term and legacy ownership, where the asset is intended to outlive the current owner.

  • Buyers are paying new-project pricing. Nearby resale alternatives exist, and some of them offer more space for the same outlay.

  • Choice is now extremely limited. Almost every decision about stack, floor and layout has already been made by earlier buyers.

  • The remaining units must stand on their own merits — stack, floor, layout, outlook and price — not on the project's launch record.
